First, the important bit: your contract comes first
These are general terms of service — they cover booking with us, paying your invoices and using the website and signup portal. They don't replace your storage contract. When you sign up, you sign a storage licence agreement (the SSAA 2026 Standard Self Storage Licence Agreement) that sets out the terms that apply to your storage — your unit, your price, your move-in date and your notice period. Refer to your contract for specific terms. If anything on this page differs from your contract, your contract is the agreement that counts.
Terms in plain language
The rest of this page is the simple version of how our service works: what you're agreeing to when you book, how payments work (including direct debit), and the responsibilities we all share for keeping stored goods safe. We've written it to be read — if any part isn't clear, call us on 03 244 8235 and we'll talk it through.
Booking and your agreement
When you book online you pick a price for the size of unit you need. We verify your email address with a one-time code (so we know the booking is really yours), then take you to our secure signup portal to finish — your unit is held for a short window while you do. If you don't complete your signup in time, the hold expires and the unit goes back on the market.
Your storage licence agreement is presented in full at the signup portal. Your agreement starts when you sign it online— it names your unit, your monthly price and your notice period, and those specifics come from your contract, not from this page.
Payments
- Rent is monthly, in advance.
- There's no deposit and no admin fee, and there's no lock-in — you can end your storage with the notice period in your contract.
- You can pay by card, direct bank transfer or cash at the office. Card payments carry a surcharge; there'sno surcharge for bank transfer or cash.
- Bank transfers usually reach us within 1–2 working days (up to 6 calendar days around public holidays) — if a payment deadline is close, a card payment clears instantly.
💳 Paying by direct debit (BECS)
When you set up direct debit in the portal you authorise us to debit the amount shown on each invoice from your nominated bank account. We only ever debit what your invoice says, and your invoice arrives first. You can change or cancel your direct debit any time in the portal or by calling us — cancellation follows the notice period in your contract.
If a debit doesn't go through we'll be in touch straight away so we can sort it out together. Continued non-payment is handled under the overdue-payment terms of your storage contract, not these general terms.
Your goods and insurance
Goods are stored at your own risk. We don't insure stored goods — you should arrange your own contents insurance. Some items can't be stored at all (food and perishables, hazardous or flammable goods, and items containing lithium-ion batteries) — more in our facility rules. When in doubt, ask us before you move anything in.
Access and security
Your unit is accessible by PIN code during the facility's access hours, and the facility is monitored by CCTV in common areas. You're responsible for keeping your PIN safe and for who you let in — each person who enters with you is your guest.

Changes to these terms
We may update these general terms from time to time. The latest version is always on this page, and we'll email you about changes that affect your payments or your contract.
